Everything you need to manage your park

Purpose-built for independent RV park operators — not retrofitted hotel software.

  • Online Reservations & Booking

Guests pick their site on a live map and see the full price with taxes and fees before they book. On Growth, bookings paid in full by card confirm instantly; every other booking is a request you approve within 24 hours.

  • Interactive Site Map

A drag-and-drop visual map of every site in your park. Color-coded availability, hookup details, and real-time status at a glance.

  • Guest Self-Service Portal

Guests manage their trips from their phone: change dates, cancel with a refund preview, pay a balance on Growth, add vehicles and pets, and send maintenance requests.

  • Owner Analytics Dashboard

Occupancy, ADR and RevPAR by site, a revenue chart, and what you actually collected from gross to net. Export to CSV.

  • Maintenance Tracking

Log issues by site, set priority and status, and keep a maintenance history your whole team can see.

  • Payments & Rates

On Growth, guests pay by card at checkout, a deposit or the full stay, straight into your own Stripe account, and refunds follow your cancellation policy automatically. Nightly rates with weekly and monthly discounts.

Flat monthly pricing

A flat monthly subscription with no site-count limits. Online card bookings carry per-transaction fees on top — ours and Stripe’s, both broken down below. The plan you pick decides one thing: how your guests can pay.

    Adds online card payments

    $49.99/month

+ 2% of each guest card payment

Everything in Starter, plus online payments.

Guests pay by card at checkout — the money is yours

Your park is the merchant of record: charges are created on your own Stripe account, Stripe pays out to your bank automatically, and we take a 2% platform fee on each guest card payment. Being the merchant of record also means Stripe’s own processing fee (2.9% + $0.30, Stripe’s published US card rate) is deducted from your account, and chargebacks are yours — see the worked example below.

    • Card payments at checkout: a deposit or the stay in full.
    • Balance payments from the guest portal, and staff card payments from the folio.
    • Refunds from the dashboard, issued automatically on cancellation under your policy.
    • Your park is the merchant of record on its own Stripe account (managed setup or bring your own), and Stripe pays out to your bank. Stripe’s own processing fee (2.9% + $0.30) is yours, and isn’t returned on refunds.
    • Reports show Stripe fees and platform fees.
    • The front desk can still record cash and check.

  • Booking fees charged to your guests (never, on any plan)

Starter: booked online, paid at the property

The guest reserves and confirms their site online, then pays you when they arrive — cash, check, or your own card terminal. Your staff record that payment against the reservation. No card details ever pass through the platform.

Growth: paid by card at the moment of booking

The guest pays by card at checkout and your park is the merchant of record — the charge is created on your Stripe account, so the money is yours minus our 2% platform fee and Stripe’s own 2.9% + $0.30 processing fee, and Stripe pays the rest out to your bank on its own schedule. You own the customer relationship, the statement descriptor, the deposit rules — and, as merchant of record, the chargebacks.

What comes out of a card booking

Two separate fees, and only one of them is ours. Because your park is the merchant of record, the charge is created on your own Stripe account — so Stripe’s processing fee is deducted from your side, not ours. Stripe charges 2.9% + $0.30 per successful card payment on its published US rate; that rate is set by Stripe, not by us, and we never rebate it. Our 2% platform fee is charged separately, on top of it.

How a $100.00 booking splits between Stripe, the platform, and your park
Guest pays$100.00
Stripe processing fee (2.9% + $0.30) — paid to Stripe−$3.20
Platform fee (2%) — paid to us−$2.00
You receive$94.80

Chargebacks are yours too. If a guest disputes a charge, the disputed amount and Stripe’s dispute fee come out of your Stripe balance, and you respond with your evidence from your Stripe dashboard. That is the same whether we set Stripe up for you or you connect an account you already have.

Stripe’s rate is its published US rate for standard domestic cards; international cards, currency conversion and disputes cost more under Stripe’s own pricing (opens in a new tab), which governs. Our 2% is charged on every online booking regardless of how the guest pays — it is a fee for using the booking platform, not a card surcharge.

Billed monthly in USD, one subscription per account. Cancelling takes effect at the end of the billing period. We never add a fee to your guest’s total.

Built by operators, and new

ClearStay is a new product and we are looking for our first parks. We do not have customer quotes to show you yet, so here is the honest version instead: what runs today, what does not, and what it costs.

Working today

  • A hosted booking page at your park’s own link (/park/your-park)
  • An interactive site map guests pick their own spot from, with live availability
  • A booking engine with real quotes: longer-stay rates, promo codes, taxes, fees and deposits
  • A guest portal for viewing, changing and cancelling reservations (and paying a balance on Growth), with no password to remember
  • An owner dashboard: reservations, arrivals, front desk, maintenance, analytics and CSV export
  • Card payments through Stripe on Growth, where your park is the merchant of record and the money lands in your own account
  • A cancellation policy you set yourself, with a sensible default in place from the day you sign up
  • Automatic refunds on cancellation — the refund your terms provide is sent back to the guest’s card as soon as the booking is cancelled

Not built yet

  • ACH and invoicing for long-term stays
  • A booking widget to embed in your own website

How we work

  • A 14-day free trial, no card required to start
  • Month to month, no contract and no minimum term
  • Plans from $29.99 a month; Growth adds a 2% platform fee on guest card payments — published, not negotiated per call
  • Your data is yours: export your reservations as CSV whenever you want
